10/14/11: Pond 7 (Eagle Pond) and Pond 8 have been drained and the liner repaired in each pond. Both ponds have been filled to capacity for the winter.

07/12/11: Due the a leak in the main waterfall, it will remain off until the total cost/method of repair is determined. The property manager is working with the various subcontractors to determine a total cost. The damage to the waterfall has affected the transfer of water to the Estates irrigation pumps, however we put a new pump into Pond 2 and we can now water the Estates from that pond. This is a short term solution as the system needs to be manually adjusted and monitored daily to ensure proper operation.

The Board will review the costs for all repairs and determine the best course of action given the funds available.

07/05/11: We have discovered a significant leak in the main main waterfall as well as several places in main line of the Place and Heights. The waterfall leak will take time to determine the extact extent of damage and requirements for repairs. Pond 4 is has started to leak and will need to be re-lined. We will need to fix Pond 4 before allowing water to travel to the pumps at the Eagle pond. It will affect watering in the Estates for a few weeks.

The line breaks in the Place will be completed shortly and the lower system should be up and running again by the 12th of July.

06/ 28/11: Some members have inquired about Pine Beetle and what the HOA is doing to protect the pine trees in Somerset. Boulder Tree Service checks all the trees within the Somerset grounds on a monthly basis and advises the Board as to which trees require treatment.

According to Steph Ringenberg of Boulder Tree, Pine Beetles are strongly attracted to Scotch Pines with other pine trees following. In Somerset we have a number of Ponderosa Pine trees, and these are also susceptible to Pine Beetles but to a lesser extent. Pine Beetles attack the more mature trees.

We have 37 mature Ponderosa Pines in Somerset. Last year we noticed Pine Beetle residue on 6 trees and treated all 37 trees. This year, we removed one Pine tree from the Greenwood Island area. We will be spraying for Pine Beetle again in Early July.

04/13/11: Late in 2010, the Left Hand Water District has removed the trees screening the water tank and installed 37 new trees lower on the water tank hill. The water district paid for the installation of botht eh trees and irrigation system to automatically water these trees. The SHOA also placed an additional 16 trees on the hill in an attempt to further enhance the look on the hill. During the winter, the Left Hand Water District manually watered both the trees they installed and the trees the SHOA installed 2-3 times.

The spring clean up has started and we will areate and fertilize before the end of April.

Timers have been installed on the main waterfalls in an attempt to reduce our overall electricity costs. Hours of operation are planned to run from 9 AM to 9 PM. We will be adding irrigation pumps into the wet well at pond 2. The plan is to operate the watering of the ground during the evening hours and further modify the watering schedule to every other day instead of every day. This should save both water and electricity.

New Somerset signs were placed throughout the development late last year.

 

Boulder County Residential Paving: Boulder County has advised the residents of the County that they are no longer able and willing to do major structural repair and road resurfacing to the residential roads. Below is a copy of the presentation that the Transportation Director, George Gerstle gave at the March 25th board meeting.

The 2010 spring clean up, aeration, and fertilization is expected to be completed by the first week of April.
